SINGLE FAMILY LEASE AGREEMENT

29. INTERPRETING THIS LEASE CONTRACT.  Neither we nor any of our representatives have made any oral promises, representations or agreements.  This Lease Contract is the entire agreement between you and us.  Our representatives (including management personnel, employees and agents) have no authority to waive, or terminate this Lease Contract or any part of it, and to make no authority to make promises, representations or agreements that impose security duties or other obligations on us or our representatives unless in writing.  All notices and documents may be in English or, at our option, in any language that you read or speak.  No action or omission of ours or our representatives will be considered a waiver of any subsequent violation, default or time or place of performance.  Our not enforcing or belatedly enforcing written notice requirements, rental due dates, late charges, liens, or other rights isn’t a waiver under any circumstances.  Exercising one remedy won’t constitute an election or waiver of other remedies.  All remedies are cumulative.  No employee, agent or management company is personally liable for any contractual, statutory or other obligations merely by virtue of acting on our behalf.  Neither an invalid clause nor the omission of initials invalidates this Lease Contract.  All provisions regarding our non-liability and non-duty apply to us and our employees, agents, and management companies.  This Lease Contract is subordinate to existing and future recoded mortgages.  All Lease Contract obligations must be performed in the county where the property is located.

Rental Services is proud to offer customizable Rental Criteria.  Since all landlords are different you may have a different idea of positive qualifying standards then someone else, this criteria covers several different areas, and allows you to customize it to fit your specific needs.  Once the Criteria has been customized you will have set standards that each applicant must meet in order to be approved to rent from you.  These standards will insure that everyone who applies is treated the same way and helps to protect you against Fair Housing claims.  The Rental Criteria is sent to you in a Word format for only $15.00.  The criteria will be emailed to you within one business day of your purchase.  Some of the key areas that can be modified to fit your needs include:

RENTAL APPLICATION (LEGAL SIZE)

Purchase Rental Applications in a 2 ply carbon form.  The applications will be mailed to your address using the United States Postal Service.  The cost is $0.35 per application with a minimum of 10 applications per order.  Once you order the applications simply type in the number needed in the quantity box and they will be shipped to you on the following business day.
